QLD is the clear standout for property investors.

It's seems everyone is now back on board for 2023 and I’m confident this year will be a much better year than 2022! We are
seeing building conditions improving, cost pressures are normalising, and the
volume of new builds is decreasing. So this should mean we get back to normal construction times soon.
Many industry commentators are suggesting Adelaide and Perth as the best two cities to invest in. That is definitely not the case in our market (house and land). Both cities have long histories of meeting demand with ample supply. The government and developers trying to keep housing affordable, with lots and homes getting smaller, and the supply continues to expand.
For the Team at Investo Property, Queensland is the clear standout
for property investors for the following reasons:
- It has the highest population growth by a wide margin
- It now has the strongest economy in the nation
- It has the highest infrastructure spending and jobs growth per head per capita
- It has fantastic relative affordability compared to Sydney and Melbourne
- It has very strong rental returns
- It has a massive and growing under supply of housing
So the next question is where to buy in Queensland?
The obvious answer is South-East Queensland, and there are plenty of options there to choose from. Once again, this is due to supply and demand. While demand for South-East Queensland is massive and ongoing, it is where the highest concentration of builders and developers are building new homes. This is a popular choice to purchase for investors as most understand the market, and will do well, but I also believe there are other options.
The other region that I believe has great opportunities is the Wide Bay area. This includes Hervey Bay, Maryborough and Bundaberg. The population growth here is as strong as South-East Queensland, and infrastructure spending and jobs growth is higher than South-East Queensland per head per capita. Prices are lower and rental returns are higher. And there is a fraction of developers buying up land. There is also far smaller number of investors increasing supply.

Quiet simply, the Palms is the place to buy! |

Sydneysiders and Melburnians, put aside your equally outstanding flat whites for a moment. Stop bickering about whether great beaches beat cool laneways (they do) and desist from debating whether all baristas require waxed moustaches (ideally).
Because Brisbane is closing in on the title of Australia’s best city, and we must join forces to keep this subtropical upstart in its place.
Time magazine recently named Brisvegas on its “World’s Greatest Places” list, and omitted our cities. It’s a huge shock (and who knew they still published Time magazine?). But they might be onto something.
Time points to the 2032 Olympic and Paralympic Games, which will be hosted in the maroon metropolis. Brisbane will do a fine job, even though it’ll baffle the world when rugby league is added to the schedule and Queensland is allowed to field its own team.
Time’s most radical claim is that Brisbane is worth visiting now, but tourism is surging. Not only did Lin-Manuel Miranda recently drop in to catch Hamilton , but hundreds of Hamilfans flew up to watch his interview with Leigh Sales (presumably unaware that it would subsequently arrive on iView for free).

A leading local agent has appraised each side of these duplex's to be worth $665k on completion and rent for $495 per week. So that is massive potentail instant equity of up to $390K on completion, which is incredibly hard to find.
